Requirements for Combining Parcels(Required)

Select exactly 7 choices.

Properties being combined must be in the same Section, Township, and Range

Properties must be the same type of property. Two different types of properties cannot be combined. For example, if two properties are in different subdivisions, they cannot be combined. Metes and Bounds properties cannot be combined with property in a subdivision (subdivision properties usually have ’99’ in the parcel number).

Properties must be touching each other.

Properties must ALL be in the EXACT same ownership.*

Taxes for ALL parcels being combined must be PAID IN FULL for the current year. Either pay taxes early or submit request after your 2nd installment is paid.

All properties need to be in the same Taxing District or TIF District (if applicable). Our staff will review this information with you.

No mortgages exist on any of the parcels, or if there is a mortgage on any of the parcels, is your bank okay with them being combined? Review your combination plan with them to be sure there are no issues.

*If the ownership is NOT the same, you will need a deed to transfer all the property to be combined in the same ownership. Our office cannot draft these documents, but the Recorder’s office can file them for a fee. We recommend contacting an attorney or title company.
